Background of the Study
Urban renewal programs are designed to revitalize deteriorating urban areas by improving infrastructure, upgrading housing, and stimulating local economic activity. In Nigeria, urban renewal initiatives have been implemented in various cities to combat urban decay and promote regional economic performance (Uche, 2023). These programs typically involve public investments, private partnerships, and community engagement strategies aimed at regenerating blighted neighborhoods. Recent evidence from 2023 to 2025 suggests that successful urban renewal can lead to increased property values, job creation, and higher business activity. However, the impact of these programs is often uneven, with some regions experiencing significant economic uplift while others see only marginal benefits. The background discussion emphasizes that the effectiveness of urban renewal depends on factors such as comprehensive planning, stakeholder involvement, and sustainable funding mechanisms. This study investigates the economic implications of urban renewal programs by comparing case studies from regions with varying renewal outcomes. It seeks to identify best practices and critical challenges that influence the overall impact on regional economic performance (Adeniyi, 2024).
Statement of the Problem
Although urban renewal programs hold significant promise for revitalizing declining regions, many initiatives in Nigeria have fallen short of achieving their economic objectives. Challenges such as insufficient funding, poor coordination among stakeholders, and the risk of gentrification have often resulted in limited long-term benefits (Chinwe, 2023). The disconnect between the objectives of renewal programs and their implementation has led to situations where improved urban aesthetics do not translate into sustained economic growth. In some cases, renewal efforts have displaced long-term residents without providing viable alternatives, thereby undermining community stability and economic performance. This study aims to investigate the factors that impede the success of urban renewal programs and to assess their overall impact on regional economic performance. By identifying the weaknesses in current renewal strategies, the research intends to propose actionable recommendations for enhancing the economic benefits of these initiatives (Uche, 2023).

Scope and Limitations of the Study:
The study examines selected urban regions with active renewal programs. Limitations include differences in program scale and difficulties in measuring long-term economic impacts.
